Located in a strategic enclave, adjoining the Boquería market and a few metres away from Las Ramblas. It is the story of a project in which there were numerous challenges, both architectural and urban, and whose construction entailed a substantial improvement to the environment.

Right from the outset, the project set out to maximise the surface area of the property and overcome the narrowness of Calle Morera, the street that most of the building’s façade gave out onto. With this in mind, an Urban Improvement Plan was processed whereby part of the plot was ceded to allow the widening of Calle Morera. In exchange, we gained buildability and we were able to build an additional floor on the building.

And from Calle Morera to Calle Petxina. We opened the back of the building that gave out onto this street to provide the hotel with a third façade. When Calle Petxina is completely open, it will become a direct access to Las Ramblas, which will be very beneficial for the area.

At present there is only one other building that blocks the street and which belongs to the City Council. But through our work, we have clearly moved towards said goal.

Space, space, space. That was the obsession of our architect, Carlos Ferrán, who surprised us with a brilliant proposal: to reduce the block courtyard to the minimum required and remove part of said space from the façade.

We set back the Calle Hospital façade and gained space between the buildings. We had a hotel whose space could not be better used. All this work, together with the fact that it is a new construction property, made it a 100% efficient hotel.

Environment and interior space. Citizens of Barcelona and hotel guests. Everyone’s a winner in a complex but highly satisfying project.
